Good Lease Contract??

Is this a good, usable lease contract? The lease is for breeding purposes. Im fairly certain I have most of it covered in this contract but is there anything else that I am missing? Should remove/change?

Agreement for Lease of Mare

This agreement entered on this day ________ by and between ______________________ (herein after referred to as “Lessor”) and ______________________ (herein after referred to as “Lessee”).

Lessor hereby agrees to lease below mare to Lessee, who is engaged in the business of breeding horses.

Horse leased:
Name: __________________________
Registration: ___________________ for breeding purposes by Lessee.

Term of Lease:
The terms of this lease shall be for approximately _________, beginning _________ and ending when the foal(s) to receive by the Lessee herein has been weaned. Lessee shall give written notice to Lessor of the date on which mare is ready to be returned to Lessor.

Foals:
Any foals resulting from the breeding of the mare will become the property of the Lessee, and Lessor agrees to execute any documentation necessary to establish such ownership with the appropriate breed registers.

Care and Maintenance:
As further consideration to Lessor, Lessee contends that he/she shall assume the full care and maintenance of Lessor’s horse during the terms of the lease and agrees to procide reasonable breeding conditions and facilities, furnish proper feed, sufficient water, farrier care, adequate shelter, exercise, medical and veterinary care as required, in a manner consistent with good horse keeping practices in the State of Florida.

Uses:
Lessee is authorized to use such mare for breeding purposes only.

Sublease Assignment:
Lessee shall not assign this lease, or any interest herein, nor sublet the horse in any manner, or permit the use of Lessor’s horse for any purpose other than herein set forth.

Risk of Loss & Insurance:
Lessor shall not bear risk of loss from the death or harm to Leasee’s horses unless such loss is caused by the gross negligence of Lessor, its agents, or employees in which case Lessor shall bear such loss. The parties agree that the reasonable value of the horse is ________. Insurance is to be kept on above horse for duration of lease, unless purchase agreement is made and all responsibility is to the purchaser. Leasee shall, at his own expense, maintain insurance for death of persons or loss or damages to property occurring in or about the premises on which Lessor’s horse shall be used for breeding. If insurance is to be waived, Lessee assumes all responsibility for the above.

Permission to Inspect:
Lessee shall permit inspection of the horse by Lessor or agents at any and all reasonable times after reasonable notice of Lessor’s intent to do so.

Governing Law:
The parties agree that the Laws of the State of Florida shall govern this lease.

Ok I just want to make sure I have all the basis covered. I have someone that is interested in leasing my AQHA mare for a year for breeding to her paint stallion, who might I add is absolutely stunning! Ive put some thought into it and decided it is an ok situation all around. Gives me a year to get things back in order (so I dont have to sell her! woo hoo!) and the lady interested a nice foal by her stallion to show.
