Tempting... What's it like for getting the electric hooked up there. Any lines nearby? Is everyone else around there on well? Any lakes/rivers/mountains/trails nearby? We want to relocate in a few years so buying land ahead of time is a wonderful idea

It is our property 530 acres and we are dividing it and selling it. We are leaving all the property trails for the buyers (It will be a community) There will be tons of riding areas and miles of miles of riding. We are probably moving back. We will section off about 50 for ourselves and sell the rest. There is powerlines, electric, well water, high speed internet, phones, everything. We only want about 20 buyers and that is all. We are thinking of putting in a community pool and picnic tables and camp sites also for family and friends. It is 12 miles from Walmart. Nice area, breathtaking views!! If you look at the pictures the mountains surround the property and are part of our property. It has a running creek through it also and 2 ponds, etc.

And I am assuming that 35,000 is for 5 ac, right? What about 20? Are there going to be dirt roads or pathways to the different tracts/parcels or are some of them going to have easements?

ETA: Can hibiscus and palm trees grow there?

What about an equestrian community and have a community barn ?? I have seen equestrian communities popping up and neat idea. Good luck w/ your land. Beautiful If I could only sell down here *sigh*

I was kinda thinking the same thing. If she made it an equestrian community it would probably up the value of the parcels (but not until I make a decision, right?). People could have the choice to be a part of it or to have their own barns/equipment. Those who cholse to use yours would pay a monthly or yearly fee. But then you've probably already considered most of this. It would be a lot of work. Hmm, if you only had someone to run it for you.....

BB- Why can't you sell? I'm guessing for the same reason as us (property values). We considered leasing our land. I'm not sure that I want the hassle of being a landlord though. At least with your profession you can find work anywhere so relocation is not a problem on the business end! Not so sure about my husband though...

Hey We are considering building a big indoor arena with lights!!My husband is a general contractor so our ideas are endless........=) Thank you guys for your input. Yeah there will be no restrictions like animal wise just on the riding trails no hunters etc..... We are thinking of naming it Paradise Valley Farms or Paradise Valley Acres.......We will have a website and my husband is going to get a crew to start the roads, surveys etc. We would sell 20 acre parcels I think for around 100K........but we will do all the financing......and we could build a home for anyone or they can do it themselves...........Im excited!!! Just to give everyone an idea about how cheap it is to live there tax wise for the whole 500+ acres the taxes are like 1200.00 a year can you guys believe that?? Things are starting to move again in Florida but the problem is, is that there are so many foreclosures that they get bought first. But things are moving. I will post a link to our website of the homes we build in Port St. Lucie

I'd think it would be at least a little easier to build there anyway because the land isin't so wet and you can actually have a cellar or basement, or even the houses where the first story is underground. Imagine if we did that here

Hi Tanya,

I am very interested in the parcels you have, since I am thinking of moving to TN in possibly 6 months after my lease is up...I am getting tired of the FLA living and the crappy schools, but I love the beach but the price to pay for living here is too expensive- and its taking a toll on my family financially....

So,I just want to know everything from A-Z about the parcels your selling, how much[prop.taxes etc], what is included on the land, and how much is a home built by you on the land? Also any additional info/*pics* please

Also, how is the economy up there? better or same/worst then down here?

I know I should've pmd you, but thought maybe Id give some insight information for others who are interested to see as well

Well We havent divided them yet with a surveyor so anyone interested can kind of pic out there piece. I dont know what the property tax will exactly be but just an idea for you the whole 530 acres is 1200 for the whole year and we bought another 50 last year that made it 530 and just the fifty acres was like 180.00 for the year!! That is not a misprint. The economy is growing there but depends on who you ask. They have closed down some major factories there recently and alot of local people have lost there jobs. However Murfreesboro which is the 5th largest growing city is around 40 min away and Chattagnooga is 50 miles and Nasville is 70 miles. You have big industry all around. The schools are wonderful and you can pick any county I was told. There is a little market down the street like 5 minutes away that has all your necessities. The horse world is huge there and they have saddle clubs and major horse events. Anyone that wants more pics I can send directly to there email........We will get a website up with in a month or so. Very preliminary stages but just paradise. We will keep riding trails up for everyone!!! We will have approx. like 20-30 families max give or take. PM me with your emails!!

Oh my gosh that would be a dream come true for me. It would be like a huge family of horsey people that love to ride!!! I can send you a big trail riding photo show of a bunch of us from the winter. So its not as pretty as summer or spring
