How much to charge for land lease?

Howdy All! We are thinking about leasing our 50 acres in Point TX to someone who wants to run 15-20 head of cattle. We have a tank that has never run dry on the property so water won't be an issue and the person wanting to lease said he would be responsible for any fence repair. I am wondering what people normally charge for this type of lease? Our land needs to be shredded as it is overcome with weeds at the moment - but this is what it looks like:

Check with local farmers. We pay $45 an acre for the land we put a hayfield on it's a yearly lease. Low price I know but we are leasing from my parents. I know others in this area lease for $300-$400 an acre but that's for crops as well.

We have leased our 20 acres of hay ground on a five year lease. He pays the water assessment and the taxes. We also get 10 ton of hay per year. This ground has produced three ton to the acre some years.

In a nut shell he pays $1100 + 10 ton hay for the privilege of using our ground. Check with your local Extension Agent as well. He may be able to tell you what is normal for your area.
