Many of you read when I posted about a boarder that brought a horse here last year, and that was basically the last I saw of her.<br />
In our boarding contract, it states that after two months of non payment, then the horse becomes mine.<br />
The lady is fighting for the horse now, even though she states she doesnt have the money to pay for him.<br />
My attorney said that the court will give me a certain amount of time to sell him, and whatever I make over what she owes me, I have to give back to her???<br />
Are any of you familiar with this? I thought the horse would simply become mine :confused:</div>

We talked about keeping the dust down when the weather is cold. The instructor said people use calcium chloride. A student spoke up and mentioned that salt is very damaging to the hooves, tack, metal barn and equipment and the only benefit it provides is cheapness. He recommended magnesium chloride as a better (albeit, more costly) alternative. I can't verify this info past what I learned tonight, but thought I'd share for anyone who might be interested.</div>

We have found an acreage that we really like.. 10 acres, nice house, barn, outdoor shelters, fully fenced... almost perfect.<br />
BUT the well (which is located on the acreage that we are looking at) is shared with the neighbours.<br />
as well as the approach(driveway) which is part of the land of the acreage, is also used as an approach by the neighbours (it is a really long approach, and the acreage we are looking at is at the end of it)<br />
Would either of these 2 things be huge issues?<br />
 please help, I am so green with this!  and don't want to make a big mistake...</div>

It will be a roof only for a while and later we will add walls. I'm so excited! I'll post more pictures as it progresses.<br />

Our neighbours to the south have horses, so when we built our paddocks we left a runway between our paddocks and their fence line so our horses couldn't touch. To the north they have a deer fence with a runway, so we don't have to worry about them. To the east they had cattle, but on their side of the fence was a lot of thick trees, so the cattle rarely came near the fence, and we only have horses back there in the winter, so we didn't worry about it. A few times the cows broke the fence, but we dealt with it.<br />
<br />
Last year we didn't put horses out back (east fence), and the fence fell into disrepair; trees fell on the fence, the moose tore out posts, tresspassing snowmobilers cut the fence and so on. This year with hay prices so high, we fixed the fence up; replacing posts, clearing the fallen trees, and fixing the broken fence. We finished in October, and put our horses out soon after. We didn't ask the neighbours to help, as they didn't have animals, so the fencing was to our benefit only at the time.<br />
<br />
Today I go out to look for my gelding to find the neighbours to the east now have a motley assortment of horses; mares for sure, maybe some geldings. My gelding was flirting over the fence with one of the mares who was &quot;winking&quot; at him. Now I don;t know these horses...for all I know they are auction finds carrying strangles, so I herded my horses back and locked them in the front...plus i don't want my geldings trying to climb the fence to breed the mares.<br />
<br />
I also know that on the neighbour's side there is loose wire, and partly destroyed cross fencing in the under brush....and it is still there, so they didn't check the fencing before putting their horses out. If we hadn't fixed the fencing, I am guessing their horses would be loose on our property.<br />
<br />
So I want a second line of fence to seperate the horses...ideally on their property as there side is unsafe trees/old wire, and ours is hay feild...I'd rather not waste our pasture. Really, I am tempted to just tie some yellow rope to the trees to make a temp fence for the winter and take it down in the spring when our horses are brought back up front...but hubby wants the neighbours to do something about it.<br />

I did not know if this was enough room to keep her in for the winter months which would be starting this month until around April. I am also getting a TB gelding that I would like some suggestions for. He will be kept separate so he can have more food because he is way underweight. I also need some help with a pen size for my stud. He is going to be kept with the 2 pygmy goats. Any advice would be appreciated. Thanks!</div>

			<content:encoded><![CDATA[<div>The stable that we board at was pretty decent when we moved there and had alot to offer at a decent price. Unfortuately, there are alot of thing we were promised that are not happening and are causing alot of issues. <br />
We are doing a self care option so the fee we pay covers the stall we use, and the ability to turn out our horse and ride in the arena. We provide our own bedding, feed, hay, buckets, etc. There is nobody there to do feedings or turn horses out. I am fine with all of this but I am having some issues with some specifics around the barn.<br />
I was told that each boarder could use a room for storing their hay, grain and bedding. Another girl at the barn and I decided that to save on space we would both use one room and this has worked well. That is, until we both started noticing we were missing bales of hay and large amounts of grain. To remedy the situation we placed a lock on the door. After about a week, the barn manager demanded the combination to the lock. He informed us that if we didnt give it to him, he would cut it off. There is no reason for him to need the combination(the only things in the room are our hay, grain and a chart I purchased to record wormings and shots). I have no problem with him looking in there, we are at the barn everyday, but I dont know why he needs access to it at any other time(except if there was an emergency, of course). There are other rooms in the barn that have locks on them to protect other people's feed. I did ask everyone else and they have all said that they have never been asked for their combination.<br />
The barn manager is a nice enough guy but he is very uneducated about horses and business. My fiance has had to go to the barn to fix a number of complaints for other boarders. Nothing major, but things like the fact that there were no working lights anywhere in the stall area of the barn for over a month. He was asked repeatedly to replace them and more than 30 days later they were all still out. Other issues, like broken portions of the pasture fence or stalls that flood with heavy rain are some other issues that have not been addressed since we moved there a few months ago. We are also only able to use only one pasture(there are two) because the second pasture is only partially fenced in and is full of hazards. <br />
My question is, what should I do about this place? Is there some sort of department I can contact that will come out and require these things to be fixed? Should I put another lock on there and stand my ground about giving him access? I really like the facility's location(its only minutes from my house) and I understand that there are trade off's when doing self care, but I think this is quite a distance from the norm and acceptable. Any suggestions are greatly appreciated! Thanks!</div>

I was looking at mainly pasture boarding as I hate the thought of them being cooped up in a stall, plus  my mare tends to gain TOO much weight when stalled. So, my question...what do you charge/pay to board a horse on pasture or stalls too...as Im just looking what others think...Ive been calling around...the average is about $150 for pasture board. I did find one lady(who dosnt have any spots right now but wrote my number down) who was $120 for a pasture board or a stall...whatever the owner prefers is what she said. And one farm wanted $650!!!:eek: I thought that was just CRAZY! I have never boarded before so maybe someone can give me some insight on what to look for as well.
