Farm for sale (partial vent)

I just found out that the farm that I primarily teach at is for sale. Of course the farm owners haven't told anyone
They are asking 1.3 million for it, which I think is crazy. It is a nice farm, but there is one that is even nicer in the same area for 1.4 mil.
I just wish that people would be up-front. I am teaching at 4 other barns as well, but most of my students that don't own horses ride there, and if it was all of a sudden sold, I would feel SO bad for them...not to mention my pocket

Sorry to hear about your news, Rev. Unfortunately, that's the way it is a lot of the time with property owners. The good news is that at 1.3 mil, it's most likely NOT going to sell in the next 60 days -- especially with the holidays just around the corner.

Who knows? If it sells, maybe the new owners will need a great instructor and your students won't have to find a new place?

Understand completely. Our trainer just lost the barn she is at. It was sold and she was told she was okay she wouldn't have to move. They signed the papers this week and gave her a month to move. How do you find a place in a month for 20 horses? I'm sorry people are sneaky.

Wow Tuffsmom, that is nuts to have to move 20 horses! Luckily I ahve no horses at this farm, but some of my students do. I am going to ahve to suggest that they start looking for other possibilities in case they need it.

Talk to the people who own the place before you talk to your students. Suggest they include in the sale that the current boarders get 60 days notice or somesuch. Suggest that they be up front with the current boarders as to the situation.

Maybe ask discretely about other barns, but by spreading the word about the place being for sale, may just get you in trouble.

We have a lot of barns changing owners up here, and sometimes the trainers lose a great opportunity by pulling clients out prematurely. Barns can take a long time to sell, and the new owners may be better then the old ones!

Well that's crappy. Take the other's advice and see what they will do for you. Can't hurt any. The barn owners that I've been with for 10 yrs. just recently moved out of state. They told us, the day they deceided to list it. They even helped us by giving reccommendations to where we should move our horses. They got their asking price (in the millions) within a month. Nobody expected it to move so quick. The new people that moved in doubled our board, but the gave us the same current price for the first month.

Thanks EquineAlberta, that is a good idea. I will do that. They are never around so I will call them and see what they are planning on doing if anything. I think all of the instructors have been told becasue one of the boarders is a real estate agent and she told one of them and you know how that goes.... I heard it from a woman who runs another farm, so I asked the barn manager who confirmed. Then found it on the internet.
I will be respectful and speak with them. I don't think anyone else has done that so far.
