Our rental property

Years ago my husband and I bought several acres with a small house and barn. The plan was to keep our horses there and have a horsey tenant who wanted to be around horses and maybe even have their our horse too. We couldn't live there because of our jobs so we thought this may work.

This first tenant had a horse. You have to understand the only thing we asked them to do was feed the horses and cats twice a day. We did all the cleaning and all the property maintenance. Long story short, she never bought feed/hay and used ours. Soon she was staying out all night, found a man and moved out.

Next tenant was female with a horse also. Almost identical story, but she wouldn't buy feed and wanted her horse out all the time leaving ours in but coming out to no grass. We raised the rent and she had to leave.

We then found non horse owners, but even with reduced rates on the house they never last more than one year. Feeding the horses was just too much responsibility for them. Soon we bought another place down the street and kept the rental place. We now feed our own horses. No one ever again will do that for me. But even with just living there they soon realize it is small and move. Maybe it's because they aren't allowed to jack their cars up or park in the grass, or ride their dirt bikes through the woods! We only rent them the house.

I know this is somewhat of a rant, I'm sorry, but the tenants just gave us notice, so going into cold weather we'll have to get it ready to rent.
I just wish we could find the right person who just wants to enjoy the house, horses and property. Does anyone else have horse property rental propblem? I wish I could come up with some kind of idea that pays the rent without the hassle of tenants.

Well that sucks.

But you did say you only rent them the house. Then later that you wish they would enjoy it all including the property. But you say they cant ride dirtbikes or what ever the feel to around the area. It may seem to some people that its to rule restricted for a property of a larger size (compared to a house or apartment) Id there any other types of rules. No dogs/cats ect. That may sem why people are not to intrested?

But I really dont see why you cnat find any one who will just feed hte horses. IF I could move and live there I would do it in a heart beat. heck if I got board I would probably clean your stalls for you lol.

Where do you advertise the rental, local paper? There's a Real Estate category here at HT I believe, where you could reach horse people, good trustworthy horse lovin' folks that might jump at the chance to have their own little place to rent and be able to keep their horse there too! I know I would have back in the day. Advertise where there are horse people; tell your farrier, put a notice at the local vets, feed dealer; more likely to find the kind of renter you're looking for. I don't understand why you are having problems! I would love a landlord that rented me a house and let me keep my horses on the property. I'd have no problem feeding the horses..
Keep searching, you'll find the right people..
Too bad you aren't closer!

Thats too bad. If I lived in your state, you bet I would of cared for your horses.

Heck...If I had known of your house back in July I would have rented it amd moved there I would have fed your horses for you. But I do have a mare and 5 month old filly. I rented a house in Washington State back on July 9th and I am just now going to be flying home from Germany in 17 days...ummmm so YES I have been paying $900 rent for the past few months and not even living there Oh well It was worth it.
Now for you eventually the right person will come along

If I had known about this site earlier I would have already posted about the house to get the "right" person. The funny thing is, we have no trouble getting someone to rent mostly word of mouth. We go over things we expect, such as when they were feeding our horses and keepings theirs. Also what they are renting and the rules. They have plenty of time to go over things before they decide to sign. After we rented to the non horse people we stressed they are not renting anything but the house, nice patio, shed, and safe parking. Through the years each tenant has done what they could to push issues. That's why we have rules.

No pets turned into "ok you snuck the dog into the house and now it has ruined the brand new carpet!'' No kerosene heaters after the idiots let it go out and the entire house turned black and oily inside. One tenant had a love for old cars and we had five with only one running. I could go on and on with great stories.

I'd love to see someone just decide they want to enjoy the atmosphere of the country but without the work of the farm and stay for a while.

I am excited but also a little sad to leave my husband behind, but the Army is his job and it is better for me to take the girls and go home early. We will be back together in the same house Come October 2007, when he gets his new duty station after he goes to his New School in South Carolina and they say we can be stationed anywhere in The US so maybe I will get close to some of the HT friends I have met and we can ride together..That would be great. I will be close to a few HT friends on here iN Washington State so I am really getting excited to meet new people and have some fun riding horses.
