I have a friend who lives there and she sent me ad papers and I have found some cheap land. There was a 2 story, 4 bd., 3 bth, with a barn on 35 acres. Fenced and cross fenced for 98,000.00.

Sorry - didn't catch your post till this evening.

I live in Arkansas. Land prices are low here, but so are the IQ's. (just kidding).

Generally the south and east parts of the state are undesireable. The central and western parts of the state are pretty nice. The northwest corner is booming, so prices are higher.

An 80 acre ranch with a medium quality 1800 square foot 3 br/2ba brick home, barn, pond, etc. will run around $200K. Add about $50K for the Northwest area. As anywhere, a lot depends on the lay of the land, quality of the home, amenities, etc., so you can find cheaper or more expensive, depending on how yuppie or down home you want to be.

My place has a market value around $250K. I've done some comparisons in planning for retirement down the road, and it would be worth around $500K in Colorado and $800+K in Virginia.

I am from, prefer, and recommend Southwest Missouri over Arkansas. Prices aren't a lot higher there and it is a much more desireable area - better schools, better infrastructure, better educated people, better jobs and pay, etc., etc. And the land is much more suitable for horses (no offense - just my opinion).

But, land is definitely cheap here and eveyone has different values...

Wow! In Arkansas that is a lot cheaper than here in IL! Here your pay about 4000 or 3500 just for one acre! (Well in my area at least im almost by IL border)

my husband and i are tired of the cold weather and began looking a couple years ago for somplace that we may want to relocate to "someday"
we investigated southern missouri and nothern arkansas: we went there two- three times in the last year to check out different locations & properties, what we found were beautiful scenery, low real estate prices, low taxes, very nice and friendly people etc but also hard to find jobs (we were told) and poor health care (we were told) but darn it all, we still like it there so in the future it's still someplace we'd consider

In general you are right.

However, the job market is OK in the Springfield, Mo. and Fayetteville, Ar. areas. Health care is great in Springfield and Fayetteville - also Mountain Home, Ar. because it's a retirement area, but no jobs there. Other than those population centers, jobs are hard to come by unless you want to work in a Tyson plant processing chickens - yuck!

If you drop down a little into the Little Rock metro area there are lots of jobs and good healthcare, but that's about 3 hours drive south of the Mo/Ar line.

I live about half way between Little Rock and the state line and commute 70 miles to Little Rock - long commute, but I can't afford a ranch like mine close to Little Rock.
