some pics of an acreage we've been eyeing up...

This is the acreage we have been eyeing up. It will be both of our first acreage!
It's a house originally built in 1919, but was completely gutted and overhauled in 2001, but on a new basement, new drywood, new electrical, heating, etc. only some old authentic touches were left, like the original hardwood flooring, original stairs etc.
It is close to town, the closest that we could find, in our price range. only a 7-8 min drive to work. It is just down the rode from the stable that I currently board at, so using the indoor arena would just be a trip down the rode.
Its not exactly set up for horses yet... it is perimeter fenced, with a couple small pastures (about an acre each) fenced off, currently for sheep. There isn't a barn but a very large triple garage, that I would plan to put a stall or 2 in, until we are able to build a barn.
The downfall, it is only 5 acres.... which the more I read, it does sound like it could be do-able. Especailly when I consider that at the place I board, they have all 3 of my horses in a small dry dirt pen (that is less than 1/4 of an acre) so they would have much more room here , than what they have right now anyways.

Oh I love garden tubs. For years growing up we had our horses in a 1 acre lot. My parents owned two acres total, but dad only allowed us to fence the back half. We had a 5 stall barn that was always full, and sometimes we had to move an extra horse to a shed out back.

There are some books available about keeping horses on small plots of land. I think TSC has one, but I don't remember. Also, I rember finding plans online for aerial maps of ideas for keeping horses on 2 acres, so you could just double the size of everything there maybe.

The most important thing with small pastures is to not let the horses out too much when the ground is soft. We had a small fenced arena that the horses would get turned out in when the ground was soft. This prevented them from tearing up the little bit of pasture land that we had and turning the whole acre into a big mud pit. In Ohio pretty much from Oct to Dec and again from March to May the ground is pretty soft from freezing/thawing, and lots of rain in the spring.

It sounds nice. House looks nice to.
Even though we have 20 acres, I've been granted about 2.5-3 all total for my 5 (had been 6) horses. (that is just horse space, not including house/yard).
I told hubby I needed a bigger pasture and he didn't believe me, so I got 1 acre pasture. He said he had to have the rest in beans and corn. Needless to say, this caused many arguments. (I hate that we have any corn or beans to deal w/- totally not worth it) I feed hay year round due to my small pasture and limit their turn out. I am hoping to make another pasture next year. But- I guess my point is- keeping horses on small acres is do-able. You just have to be diligent and smart w/ how you are managing them. And not have TO many horses. Good luck- hope you get it!~

We have 8 acres, with 2 horses and 2 goats on it and it does fine.

Our house is old, around 1850's and we're updating it.

fyi, my 2 mares are on 24/7-365 turnout. We don't need to supplement hay in the summer, only near the end of the season and maybe 1 small square a week between 2.

That is a beautiful home! and nice looking pasture around, and fenced, thats wonderfull too.

5 acres is plenty, especially if you have to mow though I bet the horses will help "mow" You have enough places to switch-up what area they graze. You may never have to mow.

To live so close to your work is priceless, most people I know have a long drive to work.

I have 3 horses on about 2 acres in Florida - not much rain but alot of sand. I do spend alot of money on hay and trying to get grass to grow but it is worth every penny to have my horses in my front yard. You can do it!!!!!!
